How to choose the right Solicitor when buying or selling your home

The average person doesn’t move house very often. In fact, most of us spend 20 years in a house before we move. This means that you don’t always remember the process of moving house and things have changed a lot in this time. It is important that you take the time to consider the legal representative you will use for this important and most expensive purchase you will ever make.

Things to consider

– how much will they charge?

The first thing that you need to consider is the price. Using a professional is like most other services. There are lots of companies all trying to get your business. It is important that you have a clear understanding of the total costs you will incur and when you have to pay them. Some firms may have a lower price but be careful to read the small print as they may charge additional costs on top of this fee which will all add up. There have recently been new rules introduced for lawyers offering conveyancing services which require them to publish their fees on their website. There are however, other important things you need to consider other than price.

– Who will handle my case?

There are different qualifications for lawyers who offer conveyancing services. Also there may be unqualified staff or trainees who will handle some aspects of your transaction. It is important that you are aware of this at the start of the process, and you consider this when instructing a law firm to act for you. Will I have a team of people dealing with my transaction or a dedicated lawyer?

– How often will I hear from you?

This is a useful question at the time of enquiring as to the costs of your transaction. It will help you to understand how they will communicate with you and also when you will hear from them. Some firms will send you emails, or have an app which updates you as to the progress. Others will have an office you can visit or telephone you. Perhaps you may have a specific solicitor dealing with your case and you will have their direct dial and email address?

Remember, not everyone has the same needs from their lawyer. Some may prefer to visit them at their office and some may like an app or online portal. Others may need further legal advice, like perhaps a probate application is required or advice on Wills.
